Credit Card Fees During 2024/25 annual meeting, a property owner suggested passing on the credit card fees to the owners who choose to pay by credit card as a way to reduce the annual budget and the board unanimously voted for that change. At that time, there was not a clear way to handle that change and we ended up not moving forward with it. This year, as we worked on the budget and had to make the decision to increase dues to get closer to a balanced budget, we revisited the discussion on passing on the credit card fees to property owners who chose to use that payment method.
We have made the decision to exclude credit cards as a payment method on the electronic invoices Victoria sends to owners. We will offer ACH as an electronic payment method and checks mailed to Victoria are still always an option. If anyone requires the use of a credit card to pay their invoice, please reach out directly to Victoria and she will add to the invoice the 2.99% processing fee that we are charged by QuickBooks and resend the invoice with the credit card payment method enabled. This will need to be done for each invoice that requires a credit card payment method.
This decision will help save the Association a couple thousand dollars a year and every little bit helps us to keep from increasing dues as much as possible.
Tent Moths in Our Area!! The board was notified by a property owner that tent moths are in the neighborhood. These caterpillars are incredibly destructive and will quickly denude trees of ALL their leaves and progress to the surrounding trees causing the trees a good bit of stress and potentially die off. These caterpillars have been on the aspens along Elbert Creek trail for about 2 years now. You can now see them and their destruction across much of Elbert Creek trail and for about 3 to 4 miles along both sides of highway 550 south of Needles Store where sadly the Aspens along the road have NO leaves left and just the tents of caterpillars left in the branches. The board is encouraging property owners to remove and destroy any tent moths that are in reach on your property or along the road. It would be very sad to see widespread Aspen tree defoliation and potential tree die off in our neighborhood as is happening just South of us. Perhaps we can stop an infestation here. New HOA Management Company - April 2024 LPPO is happy to announce the hiring of Reliance Management to help the board with various administrative HOA activities. Alex Whittow will be working with us, so you will start receiving correspondence from him.
Mailbox Shelter - Update In February 2023, someone hit the mailbox banks with their vehicle and fled the scene. The boxes have been repaired and mail delivery continued. The board is currently working with a builder on designs for the new mailbox shelter. More information to come at the annual meeting.
Dumpster Changes: LPPO has changed to Waste Management for trash services. The dumpster will be emptied 3 times per week. Hopefully, this will help mitigate trash overflow during high season times of the year. Rental owners, please remind guests not to leave trash outside the dumpster at any time! Please support our neighborhood and if anyone sees trash outside the dumpster, please stop and clean it up.
Neighborhood Correspondence: For those owners with an email address on file, all invoicing for HOA business (dues, snow plowing, trash, etc) will be sent via email from Victoria Lopez at Simplified Accounting Solutions, victoria.cpa.sas@gmail.com. Please add her email address to your safe senders list so you can get the invoices without having them accidentally go to junk. For those without an email address on file, invoices will be sent via standard mail. Please provide your email address or any updates to LakePurgtoryBoard@gmail.com and secretary, Allison Dingler, will update our neighborhood directory.
Annual and Special Board Meetings: All board meetings and the annual meeting will be announced on this page and a notification by email will be sent to all property owners who have provided the Board with an email address. Those without an email on file will receive the notification via US mail in accordance with Colorado Homeowners Association Law.
