LPPO Association was formed in 1978 as a result of a court decree that was related to road maintenance of Lake Purgatory Drive.  This road is the only access to the area, and it is used by lot owners of three subdivisions.  The Association is a Colorado non-profit corporation which serves the Lake Purgatory Unit I subdivision exclusively.  All lot owners are automatically members of the Association when they purchase property in the subdivision.

LPPO Association is operated by an elected Board of Directors of five members.  All Board Meetings are open to members, who will be given an opportunity to provide comments to the Board during the meetings. 

There is only one ongoing annual assessment which is used for road maintenance and operation of the Association.  Special assessments, while rarely used, may also be authorized by the Board. 

A contract for snow plowing is also in necessary, and the Association pays the plowing company when billed, then has the accountant invoice the property owners for their share of the plowing bill.  Driveway plowing is optional.  It is charged on a per minute basis.  A snow plow letter is mailed prior to the start of the winter season with details.  Four wheel drive vehicles with snow tires or chains are necessary in winter.  Owners who rent their property must make their renters aware of this as well as other rules of the Association such as a 15 mile per hour speed limit and no snowmobiles or ATV's being permitted on our roads.        

An overview of our subdivision roads and homes.

LPPO Association has four roads that it maintains.  The primary access is via Lake Purgatory Drive from US 550, 2/10 of a mile north of mile post 48.  The subdivision is east of the highway.  See the "Where to Find Us" page for details.  Our maintenance of that road begins at the entrance to Lake Purgatory Unit I subdivision.  The lower part of the road is maintained by a separate association which encompasses our subdivision along with two other subdivisions.  (We pay a percentage of the maintenance of the lower part of Lake Purgatory Drive to the Lake Purgatory Drive Road Association since we use that part of the road to get to our properties.)

Other streets in our subdivision are Ponderosa Way, Columbine Way,and Big Pine Trail.  The subdivision has 74 lots.  The area is a mixture of vacant lots, year-round and seasonal homes.  Currently there are ten full time residents and nineteen seasonal homes and one home under construction.
