The Lake Purgatory Property Owners (LPPO) Association was formed in 1978 as a result of a court decree that was related to road maintenance of Lake Purgatory Drive. This road is the only access to the area, and it is used by lot owners of three subdivisions. The LPPO Association is a Colorado non-profit corporation which serves the Lake Purgatory Unit I subdivision exclusively. All lot owners are automatically members of the Association when they purchase property in the subdivision.
In addition to the main access road, there are three other streets in our subdivision that branch off Lake Purgatory Drive. They are Ponderosa Way, Columbine Way and Big Pine Trail. None of the streets connect with any other roads.
There are 73 lots in the Lake Purgatory Unit I subdivision. Most of them are approximately one acre in size. The area is a mixture of vacant lots, year-round and seasonal homes. Homes have been constructed on 38 of the lots. Of the 38 completed homes, Eight owners live here year round, and the rest are seasonal and/or rent their homes. Several others are under construction. The Association is operated by a Board of Directors of five members who serve two year terms, and are elected in even-numbered years. Board Meetings and the Annual Meeting of Owners are open to members, who will be given an opportunity to provide comments to the Board during the meetings. Non-members are not permitted at any meeting.
Owners in LPPO are also automatically members of the Lake Purgatory Drive Road Association (LPDRA). LPPO has four members on the LPDRA board of directors. These are also elected in even-numbered years.
There is currently only one annual assessment which is used for road maintenance and operation of the Association. Special assessments, while rarely used, may also authorized by the Board. The assessment amount for the 2024-2025 fiscal year is $770. This fee is determined by the Board shortly after the start of the new fiscal year, presented to the members at the Annual Meeting of Members and is invoiced by the Association's accountant, in July or August. All property owners are responsible for paying this assessment when invoiced. Payment can be made online from emailed invoice. Late payments are subject to late fees, collection fees, and in some cases, liens may be placed on the owner's property.
