The Home Owners Association has a $50.00 Transfer Fee when property sales are closed. This is payable to LPPO Association and is to be mailed to our accountant.

Snow removal on the road is a special assessment in winter months with all owners paying an equal share of the road plowing cost. If homeowners want driveways plowed by our snow removal contractor, the cost will be added to their share of the road plowing cost.
If sales of property in LPPO Unit I take place during winter months when snow plowing is performed, Real Estate agents or Title Company agents must contact the Treasurer, Eric Newman via email at ericjnewman@icloud.com to determine break down of snow plowing costs that should be applied to the seller and the buyer. Since plowing can occur on any day in the winter, the request needs to be made close to the closing date.
Addresses of properties on Lake Purgatory Drive start with 1332 and higher. Any house numbers lower than this are not in LPPO Association, but are in the Lake Purgatory Drive Road Association and not subject to the LPPO HOA rules. By purchasing a lot or home in LPPO, the property owner is automatically a member of the association and subject to the rules.
For the safety of visitors and all property owners, any new property owner who plans to list their property as a short term rental must include on their listing the HOA winter driving requirements which can be found here.
Annual Dues for 2024-2025 fiscal year are $770.00. The assessment amount is set each year in July.
Colorado SB-100 requirements for the seller to provide to the buyer:
Except in the case of a foreclosure sale, the seller of a property in a common-interest community must mail or deliver to the purchaser the most current copies of the following documents no later than 10 days before closing:
the bylaws and rules on the Association;
the covenants;
the Association's operating budget;
the declaration;
the association's annual income and expenditures statement;
minutes from the most recent annual owner's meeting and any executive board meetings that occurred within the six months immediately preceding the title deadline; and
the Association's balance sheet.
To facilitate sellers or realtors getting access to this information, all the documents are available on this website. Please see the HOA Bylaws and Docs page for linked HOA documentation such as Covenants, Declaration, By-Laws, Financials, etc., and the Meeting Minutes page for minutes of the Annual Meeting and Board Meetings. Because these documents are now available online, if the Association is asked to print and mail documents, a fee will be charged for that service.
The new law states also that "written notice of any unsatisfactory provision in any of the documents listed above shall be cause for termination of the contract, if signed by the buyer or on the buyer's behalf and given to the seller on or before the governing documents deadline." (Time share units are not included in these requirements).
