Whether you plan to add a garage, driveway, sewerage system, well, fuel tank, or other structure to your lot, permits are required from La Plata County and/or from other governing bodies.
LPPO also has a permitting and approval procedure for new homes, exterior renovations to homes, garages, decks and other structures being added. The covenants committee reviews plans to verify respect of easements, setbacks, well and septic location, and that the structure meets the HOA covenants and any other HOA requirements. Please remember that all property owners within the unit 1 section of the Lake Purgatory Neighborhood are automatic members of the association and are required to comply with the governing documents. Please do not begin any work until you have notified the board of your intention to build and received approval by the LPPO Covenants Committee.
If a property owner begins work without notifying the HOA board or the Covenants Committee, the board will ask the property owner to stop work until that process is completed. The covenants compliance will be enforced per our Enforcement of Covenants and Rules Policy.
The LPPO impact fees must be paid once the county permit application has been submitted. The fee structure is defined in the LPPO Rules and Regulations document.

LPPO property owners are also automatically members of the Lake Purgatory Drive Road Association (LPDRA). This association has a one-time impact fee of $1000.00 when building a home, which is payable to Lake Purgatory Drive Road Association. Please contact Victoria Lopez (information above) to request an invoice. The LPDRA’s fee covers access from US Highway 550 to the Lake Purgatory Unit One Subdivision entrance.
